Annual Maintenance Plan
$99 for each additional complete system
$189/yr
- Two annual visits (spring and fall) by expert technicians
- Thorough inspection and maintenance of your HVAC system
- System check-up, including testing of all , components, and controls
- 5% off new installations
- Preventative maintenance, such as cleaning or replacing filters, lubricating moving parts, checking refrigerant levels, and calibrating the thermostat
- Performance evaluation to identify potential issues before they become costly repairs

Spring Tune-up
- Lubricate motors
- Check fan belts
- Inspect and clean blower motor and blower wheel
- Change filters (provided by homeowner)
- Inspect plenums, collars, boots, and ducts
- Check evaporator coil for debris and refrigerant leaks
- Check wiring & connections
- Check refrigerant charge
- Check capacitors for proper ratings
- Check voltage and AMP draws to compressor and condenser fan motor
- Clear condensate line
- Check contactor points
- Check pressure switches
- Clean condenser coil
- Check temperature differential
- Calibrate thermostat
- Clean evaporator coil*
- Check start-up amps to compressor
- Check return and supply air static pressures
Fall Tune-up
- Check all safety controls and wire connections
- Visual inspection of the heat exchanger
- Clean and check igniter, spark electrode, pilot
- Inspect and clean blower wheel/ test run capacitor performance
- Check venting system for leaks, slope, support, and debris
- Check evaporator coil for debris and refrigerant leaks
- Lubricate all moving parts
- Check and record manifold pressures
- Wipe down furnace / clean up around furnace
- Calibrate thermostat
- Clean and inspect burners and burner compartment
- Clean and check thermocouple/ flame sensor
- Change filters (provided by homeowner)
- Check and clear condensate drain
- Check for adequate combustion air requirements
- Calibrate thermostat
- Cycle furnace and monitor ignition and flame
- Check temperature rise and adjusts blower speed as required
- Check return and supply static pressures
*Evaporator cleaning is included. If the coil needs to be removed, additional labor will be charged with a discount.
